On the Cos Cob harbor, set along the beautiful Mianus River, there is a private community of boaters and waterfront lovers: the Palmer Point Condominium Complex.

The magical view of the River is the priceless amenity this complex has to offer. From Palmer Point you can see the rowing teams passing by the yachts in the marinas, with shiny sailing boats carried by the deep blue waters of the River.

The charm of this place was captured by the first American impressionist painters who formed the Cos Cob Art Colony in the 19th century and gathered at the Holley House, now the Bush-Holley House, a National Historic Landmark only a short walk from Palmer Point.

Built in 1979, this is the largest community in the Cos Cob neighborhood, with 74 town houses set on a park-like property with professionally landscaped gardens.

The living area ranges from 1000+ to 1600+ square feet, with 1 or 2 beds on the second level, with 1 or 2 full baths.

The complex features open plan units, with a bright and spacious living room with a fireplace at the first floor, a kitchen and dining area. The living rooms and some of the master bedrooms have large sliding doors opening to private decks or balconies that offer these astonishing harbor views, or beautiful views of the gardens, and in some cases, both.  Besides the porch and the terrace at the living room level, many homes have 1 or 2 balconies at the upper levels, which can be situated on the opposite side.

Some of the fine details include custom built-in cabinetry, slanted ceilings or even 2-story ceilings at the second level and spacious lofts with skylights. There are plenty of storage spaces throughout and also laundry rooms. All homes have been renovated and recently upgraded and they generally feature very high quality or luxury finishes and appliances.

The amenities include garaged resident car parking, and boat slips are available within the complex for a reasonable monthly fee. There's a full service marina on the property and a town marina nearby, making this complex one the best places for boaters. Within walking distance there are also highly rated boat and water clubs.

Several playgrounds and parks with scenic trails are nearby, and the 200-acre Montgomery Pinetum -  a 5 minutes drive away.

Palmer Point is located near I-95 and close to East Putnam Avenue, so it's a few minutes away from downtown Greenwich and about 15 minutes away from Old Greenwich or downtown Stamford. It takes just 45 minutes by car to reach Manhattan and Cos Cob Metro North station is only a short walk away.

Convenient to the busy business centers, with elegant townhomes located on a charming spot with breathtaking water views, this community has it all.
